Pune: Infosys BPM Leases 1.3 Lakh Sq Ft Office Space in Hinjawadi for ₹70.4 Lakh Monthly Rent

In a significant development in Pune’s commercial real estate market, Infosys BPM Limited, the business process management arm of Infosys, has leased 1.3 lakh sq ft of office space at Embassy Tech Zone in Hinjawadi. The lease, which commenced on June 4, 2024, is for a duration of three years, with a monthly rent of ₹70.4 lakh, according to registration documents accessed by Propstack.
The deal, registered on December 12, 2024, was struck at a rate of ₹55 per sq ft per month. Infosys BPM has taken over five floors across Wings A and B of the Embassy Tech Zone. The landlord in this transaction is Embassy Pune Techzone Private Limited. A security deposit of ₹6.3 crore was also paid by Infosys BPM.

Earlier, CitiCorp Services India Pvt Ltd had signed one of Pune’s biggest commercial leasing deals by renting over 7.7 lakh sq ft of office space from Panchshil Business Spaces Pvt Ltd for approximately 10 years, with a total rent of around ₹1,096 crore. The leased property, located at Panchshil Business Hub in Kharadi, spans 10 floors (levels 7 to 16).
Another major deal includes co-working space firm Awfis leasing 2.7 lakh sq ft of space in Nyati Enthral 2, also in Kharadi, for five years at an annual rent of ₹15.77 crore. The lease commenced on January 1, 2025, and was registered on December 27, 2024.
Additionally, CA (India) Technologies Private Limited, the Indian arm of US-based business software company CA Technologies, renewed its five-year lease for 1.08 lakh sq ft of space in Kharadi in November 2024, agreeing to an annual rent of over ₹12 crore. This lease was renewed with a Panchshil Realty subsidiary.
