Pune and Mumbai to Introduce Online Tenant Verification by Next Month: Property owners and renters to be relieved of legal hassles

In a significant move to streamline tenant verification, Pune and Mumbai will roll out an online tenant verification system starting next month. This initiative, a collaboration between the registration department and the police, aims to eliminate the need for tenants and property owners to physically visit police stations for verification.

The first phase of the rollout will cover 217 police stations across Pune and Mumbai, including 130 in Mumbai city and suburban areas and 87 in Pune city and rural areas. This is part of a broader plan to eventually extend the system to all 1,134 police stations in Maharashtra.

The system, which was initially piloted in Pune city, faced delays due to software revisions. However, officials have confirmed that technical glitches have been resolved, and the updated software will be operational by early April for Pune and Mumbai, with a statewide rollout expected by the end of the month.

Deputy Inspector General of Police (IT) Abhay Mohite explained that the upgraded software will integrate with the Police CCTNS (Crime and Criminal Tracking Network and Systems) network, enabling seamless data sharing. “This integration will save citizens the hassle of visiting police stations in person,” Mohite said.

The move comes after additional collectors mandated property owners, particularly in rural areas, to submit detailed tenant information, including names, addresses, photographs, and references, to local police stations. While online verification was previously allowed in Pune, the old system was not fully operational, forcing citizens to visit police stations despite e-registrations.

According to property registration office records, nearly 85,000-90,000 leave and license documents are e-registered monthly across the state. Sachin Shinghavi, Pune President of the Association of Real Estate Agents, welcomed the initiative, stating that it has been a long-standing demand of the real estate community. “This will encourage property owners to register their documents properly instead of relying on affidavits,” he said.

The Mumbai police recently took strict action against property owners who failed to comply with tenant registration mandates, filing FIRs against two owners from Kurla and Dadar. Officials emphasized that unregistered tenants pose a security risk, and the crackdown aims to ensure accountability and public safety.

A registration department official highlighted the system as a model of inter-departmental collaboration, ensuring both citizen safety and efficient data sharing. Over the past five years, nearly 50 lakh documents have been registered, underscoring the scale of the initiative.

This new system is expected to bring relief to tenants and property owners alike while enhancing security and administrative efficiency across Maharashtra.
